How does the 50/50 payment plan work?
You pay a 50% deposit when you book. The remaining balance is charged automatically to the same card 30 days before check-in. Nothing to remember, no surprise emails. If your stay begins within 30 days, the full amount is due at booking.
What is the cancellation policy?
Plans change. Cancel 14 or more days before check-in for a full refund, or 7 to 13 days before for a 50% refund of the total stay price. Within 7 days of check-in the booking is non-refundable. Refunds are returned to your original payment method. If something comes up, reach out and we will help however we can.
Why should I book direct instead of through Airbnb?
Booking direct means no online-travel-agency service fees, our best rate guaranteed, and a direct line to us before, during, and after your stay.
Is my payment information secure?
Yes. Payments are processed by Stripe, the same platform trusted by millions of businesses. Your card details are encrypted end-to-end and never touch our servers.

What are the check-in and check-out times?
Check-in opens at 4:00 PM and check-out is by 10:00 AM. Self check-in instructions arrive before your arrival, so you can slip straight into the quiet.
Can I request an early check-in or something special?
Tell us in the special-requests field at checkout: early arrivals, celebrations, dietary needs. We read every note and do our best to make it happen.
How many guests can stay?
Our villas are designed for couples. Each listing shows its exact capacity, beds, and baths. What you see on the listing page is live and accurate.
Is there WiFi in the villas?
Yes: fast WiFi (100+ Mbps) in every villa. Perfect for a film by the fire, easy to ignore when the river is calling.

Do the villas have private hot tubs?
Most of our villas have a private hot tub overlooking the water or the forest. Check the amenities on each listing page. Everything shown there is exactly what you will find.
What makes a mirror villa special?
Mirrored glass walls reflect the forest by day and disappear into it by night. Inside, floor-to-ceiling views; outside, near-invisibility. It is the closest thing to sleeping in the trees with a great mattress.
How private are the villas?
Very. Each villa is set apart on its own stretch of forest or waterfront. No shared walls, no neighbors in view, just you and the Adirondack quiet.

Where is Tàberg Falls located?
We are in Annsville, New York, where the foothills of the Adirondacks meet the water, about 30 minutes from Rome and an easy drive from Syracuse and Utica. Your exact address and directions arrive with your booking confirmation.
